More Bang For Your Buck: The ROI On Your Upgrades

The last couple of years the housing market has been going absolutely wild. For a while, homes were going pending within days if not hours of being listed and it was proving extremely difficult to get into something without offering well over asking price. Now that things are slowing down a little and aren’t selling as quickly, people are looking for ways to improve their home value and make it more appealing to potential buyers. We’ve recently put some time into researching and have discovered that one of the top ways you can improve your home value is by building or refinishing an existing outdoor space, including a porch and/or patio. 

Statistics have shown that a well designed patio adds approximately 8% - 10% to your overall home value, or $8 per square foot, and has an average ROI (return on investment) of 80%, while refinishing an existing patio or porch comes with an ROI of 500%! That’s quite a number. If you’re pondering the idea of having an outdoor space created, remember not to take up too much yard and use things like lighting, plants, pillows and furniture to make that outdoor living area more cozy. 

Other outdoor spaces that give a good ROI are walkways, porches and front doors. A home’s exterior should be a good reflection of the interior. Cracked walkways, overgrown shrubs or dirty siding can give the false impression that the interior hasn’t been maintained. If you have plans to sell your home it’s good to note that some buyers won’t even tour a home if they’re unimpressed with the curb appeal. As they say, first impressions are everything, and having an eye-catching curb appeal is sure to increase your home value. 

In addition to the value it adds to your home and the ROI you’ll experience, there are other benefits to redoing your outdoor space, specifically with a polyaspartic flake concrete coating.
